Yep, the SS pub back in my old home town has been boarded-up for years.

I don't know what the record is but there's one in Reading (relicensed
every year, so I read) that's been closed since the 80's.

always my landmark point for knowing which way to go next!

Local "knowledge" has it that H. is not retiring soon.
